Asbestos and Home Inspection
Asbestos poses a serious health problem if it becomes airborne and the fibers attach
themselves to the lungs. Inhaling or ingesting asbestos can lead to mesothelioma,
asbestosis, pleural plaques and lung cancer. Asbestos was a common building product
and can be found throughout houses built prior to 1980 in insulation, plaster, 9” x 9”
floor tiles and their adhesives, pipe and ductwork covering.
During a home inspection, the inspector should advise the buyer of possible asbestos.
If asbestos is suspected, a sample can be taken and sent to an approved lab. The area
from which the sample is taken should be sprayed with water before contact. This can
prevent asbestos fibers from becoming airborne. If asbestos is detected, an abatement
